We are proud to be given this opportunity to offer the property of the Kenneth Stubblefield, Estate at public auction.  This charming well maintained home with some unique architectural features such as solid wood paneling and arched doorways has 3 bedroom, 1 bath, dining room, living room w/ fireplace, kitchen, a full basement with an outside entrance; plus a 2 car garage.  In addition the home offers central heat & air conditioning.  The personal property includes a 6 once bottles wooden coke-cola carton, other coke item, bar items, metal serving trays, masonic items, several battery powered toys from the 60’s to current date.  We will also have a 60’s Fire Chief peddle car (needs repair), some tools, old air dried oak lumber, several decanters, china, an antique china cabinet, dining room table & chairs, a 40’s style waterfall bedroom set, 50’s blond bedroom furniture and several pieces of vintage Shriner’s  items.  We have several 70's Derby glasses, please check back again because we will update our website as new treasures are found daily.

Personal Property Terms:  Cash, Visa & MasterCard. 

Real EstateTerms:  The property will be offered as-is with no warrenty, refunds or exchanges, the bidder shall post a $5000 non-refundable deposit on the property at time of auction.  There are no buyer’s premiums associated with this purchase.  What you bid is what you shall pay in addition to your own closing fees and your share of the prorated property taxes.  Balance of the final purchase price must be paid to the seller at closing within 30 days from date of the auction.  Property taxes will be prorated between the buyer and the seller at time of closing.  Additional terms may be identified by the auctioneers at time of auction.  All announcements made at time of auction will take precedence over all previous oral or written announcements. All down payments must be in certified funds and made payable to the auction company at time of auction.  It shall be the buyers responsibility to determine the suitability, form and function of any property offered at auction and the property will be sold, as-is without any buyer’s contingencies. Property will be made available for inspections, including Lead Based Paint during the inspection period beginning September 29, 2011 and all inspections must be coordinated through the auction company and by appointments only.  Public preview of the property will be on Sunday, October 2,  2 -5 PM.  Bidders may pre register with the auction company during the open house period and one hour before the auction. Certified Checks or a Bank Cashier’s Check Only, NO PERSONAL CHECKS accepted without prior approval from the principal auctioneer prior to the opening for bids.  The estate reserves the right to confirm the final bid.  John McGinnis, Principal Auctioneer, AU19600081, Fran Evola, Broker, Robert Stubblefield, Executor.
