We'll run two auction rings.

First public offering in over 75 years:  We are proud to have the opportunity to sell at Absolute Auction this Carroll County Farm & Equipment belonging to the Wanda Arnold Guardianship.  This 120 acre farm had been in the late Albert Arnold family for over 75 years and this is the first public offering of this property.  According to the USDA the property has approximately 64 acres of tillable cropland and the balance is in gentle sloping terrain and is partially wooded. The property is bordered on the rear by Eagle Creek and has Buffalo Creek running through the property;deer, turkey and other wildlife have been viewed on this property, included was a recent sighting of the Kentucky Wildcat.  Improvements include a 4 bedroom home in need of repair & updates, 2 barns, tool shed and a combination equipment shed & corn crib.

Real Estate offering will follow the opening announcements, followed by the vehicles then the farm equipment.

We will be offering a limited array of household items, a Frigidare cook stove, a washer, dryer, bedroom furniture, chest, enamel top cabinet, an entertainment center, figurines and other assorted odds & ends.

There will be some farm machinery: Allis Chalmers 6040 diesel tractor, International 574 series diesel tractor, a Hesston Round Baler 550, a MF 12 square baler, 2 bottom plow 16', hydraulic lift disc harrow, a John Deere 400 feed grinder, 7' scraper blade, a 5’ Bush-hog,  3 farm wagons, 2 of which are currently serviceable.  There is a drag scraper/pond box, a hay rake, hay spike, boom pole, cyclone seeder, hydraulic fence post driver and other assorted farming equipment.  We have a few rolls of woven wire fencing, barbed wire, and other farm related items.  Water & fuel tanks, hog bulk feeder, pickup truck livestock racks, crop sprayer, cultivators, a few old horse drawn tack items, such as steel single trees, some harness and draft stay.  Hand tools, air compressors, fuel tank and a water tank for a trailer.  Brush ax, shovels, rakes, approximately 2500 tobacco sticks and several assorted box lots of farm related tools & accessories. and much more. 

Personal Property & Equipment Terms:  All items will be sold as-is with no warranty refunds or exchanges, all sales are final.  There will be a 10% buyer’s premium on all items purchased including real estate. Method of payment shall be cash, Visa, MasterCard or a Certified Check on a Carroll County Bank.  Other methods of payment must be approved through the auction company before bidder registration.  All Kentucky State Sale Tax Exemptions must be specified at time of bidder registration with proper exemption forms filed by the bidder with the auction company or taxes will be collected as/or when required by the Kentucky State Revenue Cabinet.

Real Estate Terms: The property will be offered as-is with no warranty, refunds or exchanges, the bidder shall post a $15,000 non-refundable deposit on the property at time of auction. A 10% buyer’s premium will be associated with this purchase to determine the final contract purchase price. Buyer shall be responsible for their customary closing cost, documentation, title search, proration of property taxes & etc.  Balance of the final purchase price must be paid to the seller at closing within 30 days from date of the auction. Property taxes will be prorated between the buyer and the seller at time of closing. Additional terms may be identified by the auctioneers at time of auction. All announcements made at time of auction will take precedence over all previous oral or written announcements. All non-refundable down payments must be in certified funds and made payable to the auction company at time of auction. It shall be the buyers responsibility to determine the suitability, form and function of any property offered at auction and the property will be sold, as-is without any buyer’s contingencies. Property will be made available for inspections, including Lead Based Paint during the inspection period beginning May 10, 2016 and all inspections must be coordinated through the auction company and by appointments only. Public preview of the property will be on Saturday, May 14, 10 – 3 PM. Bidders may pre-register with the auction company during the open house period and one hour before the auction.
