Peterson and offers over 2100SF, offering a large living room, a formal dining room, an eat-in kitchen & a enclosed back porch.  Two bedrooms on the main floor and the second floor offers a large play room/bedroom and two large unfinished areas that would be ideal for more 2 additional bedrooms.  This home is in the Crescent Hills area between Brownsboro Road & Frankfort Avenue near Ewing & Lexington Avenue.  The property has an extra deep & wide lot (75 x 200), the house also has a full basement with an outside entrance.  Closes 7PM

Real Estate Terms:

General Real Estate Auction Terms: 1. A 10% buyer’s premium will be used to determine the final contract purchase price. 2. There will be a $10,000 non-refundable down payment made payable to the auction company within 24 hours of the conclusion of the internet auction and this must be delivered to 911 E. Court Avenue at which time signing of the purchase contracts will take place. 3. A valid Visa or MasterCard is required to register & bid during the auction, and the bidder must have a minimum availability of the $5000.00 to bid. 4. The $10,000 cashier’s check should be from a local area servicing bank or financial institution and must be presented to the auction company at 911 E. Court Avenue, Jeffersonville, Indiana 47130 within 24 hours of the conclusion of the auction. Any usage of an out of area bank arrangements must be approved & verified by the auction company prior to the close of the auction.5. Failure to deliver certified funds for the down payment as specified in the online auction terms will result in a credit card transaction or other appropriate legal actions for the non-refundable down payment.6. Balance of the final purchase price must be presented to the sellers at closing within 45 days from the day of contract acceptance. 7. Any property taxes if past due will be paid by the seller at closing all other property taxes will be prorated at day of closing.  
8. This property is being offered to the public and will be sold subject to no contingencies in regards to inspections or the policies and procedures of any lending intuition, once there has been an accepted purchase agreement between the buyers & sellers. 9. All terms and conditions posted online shall take precedence over all previous announcements. 10. The property will be sold as-is with no warranty, refunds or exchanges. The property will be sold only after exceeding the seller’s undisclosed reserve. 11. It shall be the bidder's responsibility to determine suitability of the property prior to the close of the bidding process. 12. Lead Based Paint inspection period to begin November 24, 2017.

A 1% cooperating broker’s fee will be offered on this property for the agent representing the successful buyer with prior registration only, no exceptions, and agents must attend all showings & inspections with their respective buyer to be compensated. 16. This property is being offered subject to prior sale, all outside offers will be presented to the sellers through the real estate brokerage firm and if accepted by the seller all online bidding will be terminated and this auction will be cancelled. 17.  This is an Internet Only with Online Bidding , A valid Visa or MasterCard credit card is required to register for this auction - A 10% Buyer's Premium - TERMS & CONDITIONS:
 1. All items are sold 'AS IS, WHERE IS' with all faults. No warranty, refunds or exchanges, All SALES ARE FINAL. No credit card charge backs will be allowed. It is incumbent upon the bidder to inspect the items during the open preview period on Preview Sunday November 26, 2 - 4 PM and on Thursday, November 30, 3 - 5  PM.
 2. All descriptions believed accurate but not warranted. The Auction Company is not responsible for any accidents, loss, thief, errors or omissions.3.  By placing a bid, bidder signifies that they have examined the items to their satisfaction, or that they have chosen not to personally examine them.5. At our sole discretion McGinnis Auction & Appraisal Services reserves the right to reject any bid during this auction. 6. Kentucky State Sales Tax of 6% will be collected when required, especially when you don't submit to us your tax identification number, prior to the close of the auction. Email a tax id to fran@mcginnisauctions.com to be exempt from paying tax.  7. There will be a 10% Buyer's Premium collected on each item purchased ( a box of goods or multiple boxes under the same lot number is considered one item) during this on-line auction to determine your final contract purchase price. Please factor the buyer's premium into your bidding practices.8. McGinnis Auction & Appraisal Service will collect only Cash, Visa, MasterCard or a bank certified check from a bank within the Louisville Metro Area, as payment for this auction. There will be no out of town checks accepted for this auction. Upon notification as the winning bidder by the auction company if bidders wish to pay by cash or certified checks they must inform the auction company by email to fran@mcginnisauctions.com, subject: N. Peterson Auction Payment. 9. Bidders who fail to make full payment after being notified they are the winning bidder will be reported to Hibid and will no longer be allowed to bid at any of our future live or online auctions. All actions necessary will be pursued to collect any unpaid balances.10. This is an absolute auction and all items are sold as-is, all bids are a binding contract to purchase.11. A valid credit card is required to register to bid. A pre-authorization will be performed to determine credit availability prior to your bidding. Debit cards may show a hold on funds for a short period, nothing will be charged to your credit card until a purchase has been made. 12. All items must be paid for and removed from the Auction Property by 7 PM on December 5th . Bidders failing to pick up items by the times specified will be charged the full purchase amount plus all premium & tax amounts on the credit card on file and used during the bidder registration. All actions requiring the collection of insufficient funds will be handled by whatever legal means available in the State of Kentucky. 13. Buyers are to bring boxes, packing materials and all manpower as needed to disassemble and load purchased items. If tools are needed for disassembly & removal the buyer will need their own tools, including dollies or other equipment required to remove & transport items from the auction site. 14. The Auction Company employees & family of the seller reserves the right to place a bid on any item scheduled for this auction but must adhere to all terms & conditions set for the general public.15. Any disputes or collections will be filed or settled in the Courts of Jefferson County, Kentucky. Additional fees may be assessed for unpaid balances and collection service fees.16. Not internet savvy: Absentee bids are not normally accepted for these online auctions but absentee bids may be handled on a case by case basis. All bidding is encouraged to be handled through the online bidding services provider to McGinnis Auction & Appraisal Services. 17. McGinnis Auction & Appraisal Services reserve the right to cancel and/or reopen the auction in the case of system failures and McGinnis Auction & Appraisal Services can not accept or will not accept any responsibility for any technical failures during this auction .18.
