3219 Garland Avenue, Large Camelback, 3 BR, 1BA, kitchen, dining room, living room, open at 2PM Sunday May 6, for approximately 1 hour or by appointment only. Basement, city water, sewer & natural gas.

3237 Kirby Avenue, 2 BR, 1BA, kitchen, dining room, living room, open at 3PM Sunday May 6, for approximately 1 hour or by appointment only. Basement, city water, sewer & natural gas.

Online Bidding Only, Absolute Auction, Bids End: on Monday, May 14, 2018.  These three properties will be sold as individual lots, and bidders will bid on each lot separately.  These properties are in various state of repair and may need updates or renovations. Again, each property will be sold separately and if a buyer is interested in all three then the buyer will need to bid on each lot.  There will be no grouping of the properties.  The first property is located at 2222 Garland Avenue, 2nd is at 3219 Grand Avenue, and the last is 3237 Kirby Avenue.  For terms & registration and preview periods go to the online bidding platform at St.Stephen Baptist Church Sellers. Cornelius Pumphrey, Agent, Real Estate Unlimited, 502-445-0551 John McGinnis, CAI  

  1. General Real Estate Auction Terms:  A 10% buyer’s premium will be added to determine the final contract purchase price.
  2. A valid Visa or MasterCard is required to register & bid during the auction, and the bidder must have a minimum card availability of the $2500.00 to bid. A cashier’s check for $2500.00 from a local financial institution, with a bank letter of guaranteed credit addressed to the auction company, must be presented to the auction company at 911 E. Court Avenue, Jeffersonville, Indiana 47130 within 24 hours of the closing of the auction. 
  3. Failure to deliver certified funds for the down payment as specified in the online auction terms may result in credit card transactions for the non-refundable down payment or other legal actions as necessary. 
  4. Balance of the final purchase price must be presented at closing within 30 days from the day of contract acceptance. 
  5. All property taxes due shall be prorated between the buyer/sellers. 
  6.  All terms and conditions posted online shall take precedence over all previous announcements. The property will be sold as-is without warranty, refunds or exchanges. It shall be the bidder's responsibility to determine suitability and accuracy of the property prior to the close of the bidding process.
  7. All property taxes shall be prorated between the buyer & seller at time of closing.
  8. The property will be sold as-is, with no contingencies. Lead Based Paint inspection period to begin on May 4, 2018. Real estate will be available for inspections or preview beginning May 4 and by appointment only until 2PM on May 14, 2018; a public preview period/open house period will be posted online at the auction company website and is tentatively scheduled for Sunday, May 6, for 1 hour at each location beginning at 2222 Garland then carvaning to the other locations..  
  9. All real estate related inspections are welcome at buyers expense prior to the close of the auction, but property is being sold as-is. Watch this website for details or updates,  
  10. Bidding begins to shut down at 7:00 PM on May 14, 2018.  To prevent last minute bid sniping the online bidding process uses a soft close method, if 2 or more bidders are bidding the time will be extended for 3 minutes with each additional bid until no more bids are entered.
  11. A cooperating broker’s fee of 1% will be offered to licensees representing the successful buyer on this property with prior registration.  The Auctioneer and Real Estate Broker are acting as agents only for the seller, and any member of the auction or real estate companies reserve the right to bid.
